Why licensing matters
In Manitoba, third-party property management must be performed by individuals who are licensed and registered under a brokerage. That framework protects rent and condominium common element fees held in trust, ensures supervision, and supports recovery if something goes wrong.
What is in scope
Activities that typically require licensing when done for or on behalf of a brokerage include:
- Collecting, handling, and depositing residential rent
- Collecting, handling, and depositing condominium common element fees
- Trust disbursements, record-keeping, and reconciliation for rents and condo fees
- Advising boards and owners, directing on-site staff or service providers
- Showing rentals and negotiating leases
- Soliciting, marketing, proposing, quoting, or negotiating property-management engagements
Important exception
On-site caretakers and direct employees of the property owner may not require registration. If a firm lists someone on its website as part of the brokerage’s team, ask whether that person is a registered individual under the brokerage or a direct employee of the owner.
How to verify licensing in seconds

https://mbrealestate.ca/registration/search-registrants.html - Search the brokerage’s legal name first. Trade names can differ.
- Click through to see the brokerage roster and confirm that each person presented to you is listed under that brokerage.
- If you cannot find a name, ask the firm to confirm status in writing and explain who collects your funds and which trust account is used.
- Treat the registry as a live system. Results can change. Save a dated screenshot for your records.
Due diligence checklist
- Confirm the brokerage legal name and check the MSC registry
- Ask for the names of everyone who will manage your property and verify each on the registry
- Confirm who collects and deposits rent and condo fees and which trust account is used
- Request written trust controls and monthly reconciliation procedures
- Ask for errors and omissions insurance details
- Ask who will solicit and negotiate your management agreement and whether they are a registrant
- If a person is described as a direct employee of the owner, ask who supervises them and who holds the trust account
